What does the Condominium Fee Include?
• The Condominium fee includes:
• Hot & cold water and sewer charges
• Landscaping
• Snow removal,
• Rubbish removal,
• Common area cleaning and maintenance,
• Master Insurance,
• Wireless internet service for each unit,
• Direct TV satellite television service to each unit,
How are the units heated?
• Each unit has its own individual forced warm air gas furnace
which is metered separately to the unit owner’s gas bill.
Do the units have air conditioning?
• Yes, each unit has its own separate central air conditioning
system which is also metered separately to the unit owner’s
electric bill.
What are the annual real estate taxes?
• As of this date, the individual units have not been assessed
yet by the City of Beverly. A general rule of thumb for estimate
purposes would be to use 1% of the purchase price to determine 1
year’s taxes. Ex: If the purchase price is $289,000 the annual
real estate taxes will probably be $2,890 per year +/-.
Is there transportation nearby:
• Absolutely. There are two MBTA Commuter Rail stations within
walking distance of Montserrat Condominiums. ( Montserrat Station
and Beverly Depot), and Route 128 is just a few minutes drive.
Are pets allowed?
• Small pets, up to 20lbs are allowed subject too the Condominium
Rules see section 9K for all of the details.
How many parking spaces will I have?
• Each unit is assigned two parking spaces for its exclusive
use.
What about storage?
• Each unit will have its own lockable storage unit. There
is a storage room on each level of the building which will be separated
out to individual compartments.
Is now a good time to buy.?
• Absolutely! Interest rates are at near record lows. The
increasing costs of building materials and labor are sure to offset
any anticipated savings by waiting. As the inventory of available
housing units decreases increases in prices are sure to follow.
If winter is a bad time to sell it must be a good time to buy! We’ve
adjusted our prices accordingly and have only 16 of the original
43 units available for sale. If you feel that it’s a buyers
market, then what are you waiting for?
Why are some developers offering big discounts?
• While that may seem to be the case, think about it. 5 or
10 percent off of what? The only time a property is discounted is
if you can’t sell it. If they can’t sell it why is that?
We’ve adjusted our prices to the market accordingly and have
only 14 of the original 43 units available for sale. If you feel
that it’s a buyers market, then what are you waiting for?
