Montserrat Condominiums Story
A unique relationship between a new condo development in Beverly
and the local college has turned out upscale living with an artistic
flair. The innovate developer of Montserrat Condominiums has 43
one- and two-bedroom condominiums with original art on loan and
films on display from Montserrat College of Art, forging both a
strong bond and new community in Beverly.
"I wanted ties to the college" said Dave Potter, developer
and owner or Potter & Company based in Lynn, MA. "We have
wall hangings planned throughout the building, just like an art
gallery."
And a bonus filming room, Potter's idea to show new films produced
by the college i a state-of-the-art media room, complete with top-of-the-line
sitting for 24 movie-goers, a 12-foot hi-def screen and a projection
system. The condo association will manage it.
17 of the 43 units were sold as of May 12. "We are not intimidated
by the market, which is proving slow but steady. We think Montserrat
will appeal to everyone, especially empty nesters and single professionals."
But it would be an easy solution for a single parent, too, with
Beverly High /school just across the street.. Montserrat Condominiums
is built on the same footprint of a former nursing home and Potter
has taken full advantage of its building specifications and standards.
"This is overbuilt for a residential property," he said.
"With massive concrete floors in between the stories, no one
could afford to build this for residential purposes. We have combined
the best of both worlds." So look for solid and soundproof
construction. So solid, you will not hear a creak or a footstep,
affording another level of privacy to residents.
The developer has designed 21,000 square feet for community living
areas, including storage, community room, atrium and a lobby in
every floor. The atrium will be a three story affair with lots of
glass and plenty of artwork.
"We broke through three floors to create the atrium,"
Potter said. "We will have glass railings, a mobile of birds
flying up to the skylight and a functional piece of sculpture, a
granite column designed around three seating stations.
The community room will be equally grand, "with a boutique
hotel look," Potter said. "We'll have a furniture grouping
around the fireplace with room for those who want to read the paper
or meet with friends."
A flat-panel TV will be mounted over the fireplace; a small kitchenette
and bathroom will be located along the back of the room. Doors set
to the glass wall lead to the outside, where a barbecue areas is
planned among meandering paths and benches.
"With the professional landscaping will come a 6-foot fence,
to give a feel of an enclave," Potter added. The two bedroom
condo model is open, completely furnished, to help you imagine living
at Montserrat. A two-bedroom, Two-bath condominium with 1,440 square
feet of living space is listed for $319,900 by The One bedrooms
range $199,900 $254,000; two-bedrooms, $269,000 to $354,000.
